Where does the water come from, and is it reliable?

Water service is provided by the Ventura Ranch Domestic Water Improvement District, a public district separate from the developer and the homeowners association. Sewage is by individual septic. Roads are private and maintained by the Ventura Ranch HOA. Fire sprinklers are required in all homes.

What utilities are already at the lot?

Water, fiber optic internet, power, engineered paved roads and drainage, and private mailboxes. Lots are platted and improved, so your builder can pull a permit without waiting on infrastructure.

Can I buy a lot now and build later?

Yes. Every highlighted lot is available for immediate purchase. Many owners buy now and build when they are ready. Seller financing is available on approved terms; the Sales Office can walk you through it.

What does it cost to build?

Construction cost is quoted by your builder and is not included in the lot price. We are gathering bids from builders working in the area and do not publish a construction number until those are in hand. The Sales Office can introduce you to builders who are quoting here now.

What are the HOA and design rules?

Recorded CC&Rs and Design Standards, reviewed by an Architectural Committee, protect your views, streetscape and resale value. Minimum home size is 2,000 net livable sq ft, single-story with a 21-foot height limit. Horses, chickens, guest houses, workshops and RV garages are all allowed within the standards. The full documents are provided on request.

Do I have to use your plans or your builder?

No. The Ventura Ranch 2400 is an option that saves you months of design time. Those plan sets are currently in permit review with Yavapai County and are not yet approved. You may bring your own plans and any licensed builder; all designs are reviewed by the Ventura Ranch Architectural Committee and require county permits before construction.
